How much does a perc test cost?
A perc test is one of the cheapest steps in a septic project and by far the most consequential: its result sizes the drain field and can swing the whole budget. Here is what the fee actually buys, what moves it up or down, and how to think about the cost of a test that fails.
What the fee actually buys
A percolation test is not just a hole and a stopwatch. The quote you get typically covers several distinct pieces of work, and understanding them is how you compare two bids that look different:
- Site visit and test holes. The evaluator digs (or has dug) a set of holes across the proposed drain-field area — usually several, not one, because soil varies across even a small lot. Some jurisdictions also require a deeper backhoe pit for a soil profile, which adds machine time.
- The timed test itself. Each hole is pre-soaked, then the water-level drop is timed to produce a rate in minutes per inch — the procedure explained in what is a perc test and how to read it.
- Evaluator credentials and the report. The test a permit relies on is run or witnessed by a licensed soil evaluator, engineer or the health department, and it ends in a written result your designer can use.
- Health-department fees. Many counties charge their own application, witness or site-evaluation fee on top of the private evaluator’s bill. It is a separate line — ask for it explicitly.
What moves the price
Quotes differ for structural reasons, not caprice. The number of required holes and their depth is the biggest driver — a jurisdiction that wants six holes plus a profile pit costs more to satisfy than one that accepts three shallow holes. Access and distance matter: a remote parcel, steep ground or land that needs clearing before a rig can reach the field area all add time. Season matters too: some health departments only accept tests run in the wet season, which can concentrate demand and stretch scheduling. And a combined soil evaluation (perc test plus morphology pit and report) costs more than a bare perc but often saves a second mobilization later.
Reading a quote: a worked comparison
Suppose two evaluators quote your lot, one at $650 and one at $950. Before concluding the first is cheaper, itemize both the way you would a septic bid: how many holes, is the pre-soak included, is a backhoe pit required and who supplies the machine, is the county witness fee included, and does the price cover the written report the designer needs. The cost that matters: what the result does to your project
The test fee is small against what its result controls. The perc rate maps to a soil loading rate, and that loading rate is the denominator that sizes the entire drain field — run your own numbers through the perc rate to soil loading and absorption area tools to see the swing. A moderate soil can need less than half the field of a slow one for the same house, which is thousands of dollars of trench, gravel and excavation. Seen that way, the perc test is the cheapest information you will ever buy about your land.
If the test fails
A failed or very slow perc is not a wasted fee — it is an early, inexpensive warning. The usual outcomes are a retest in a different part of the lot or a different season, a mound, at-grade, sand-filter or aerobic system instead of a conventional gravity field (compare them in the system-type comparison), or in the worst case a lot that cannot support the planned house size. Budget for the possibility of a second test on marginal ground, and if you are buying land, make the purchase contingent on a passing perc — the modest fee is trivial insurance against an unbuildable parcel.
Who to hire, and the local rule
Call your local health department first: it dictates who may run the test, how many holes, the depth, the season and its own fees, and some counties run the test themselves. Then get the evaluator quote in writing with the pieces itemized.
